Retractable pergolas have become Long Island's most requested outdoor structure upgrade. Unlike a fixed pergola — which filters sun but provides no weather protection — a motorized louvered pergola gives you a fully covered, ventilated outdoor room on demand. Open the louvers for morning sun, angle them for filtered shade at midday, close them fully before an afternoon rain, and reopen for the evening. With a Somfy wind sensor, the roof closes automatically when gusts hit your preset threshold — critical for Long Island homes near the South Shore bays or the Sound.

Three distinct systems are commonly marketed as "retractable pergolas" on Long Island. Understanding the difference helps you choose the right one:
Motorized louvered pergola. The louver blades pivot from fully open (0°) to fully closed (90°). Fully open lets light and air through like a traditional pergola. Angled, the louvers shade 70–80% of sunlight while still allowing airflow. Fully closed, they shed rain and block sun entirely. Most louvered systems include drainage channels built into the frame that handle light to moderate rain. For Long Island homes with pool decks and outdoor dining areas, this is our most-installed system — the airflow management during humid LI summers is the key benefit over a solid roof.
Retractable fabric canopy pergola. A fabric canopy (typically 100% solution-dyed acrylic, same as a retractable awning) attaches to a pergola frame and extends via a motor or track system. The canopy retracts fully, leaving the frame visible as a traditional open pergola. This system costs less than a louvered aluminum pergola ($5,500–$14,000 vs. $8,000–$22,000 for equivalent sizes) and provides good rain protection when extended. The tradeoff: fabric eventually needs replacement (10–15 years) and the system does not allow partial shade adjustments like louvers do.
Solid roof pergola. A fixed solid roof — standing-seam metal, polycarbonate panels, or cedar — over a pergola frame creates a true covered outdoor structure. This requires a building permit everywhere in Nassau and Suffolk, and the structure must meet local wind uplift codes. Solid roof pergolas provide the most weather protection but cannot open for sky access. If you want a covered outdoor kitchen or year-round enclosed porch, this direction makes sense. If you want flexibility between open sky and covered shade, a louvered system is the better choice.
Long Island Building Permits for Retractable Pergolas
Nassau County has three town building departments (Town of Hempstead, Town of North Hempstead, Town of Oyster Bay), each with slightly different requirements. Suffolk County has ten towns. In all cases, a motorized pergola — attached or freestanding — of meaningful size requires a building permit. Freestanding structures under 144 square feet sometimes avoid permitting in certain municipalities, but any motorized pergola will almost always exceed that threshold.
Nassau County permit turnaround: 3–5 weeks for complete applications. Suffolk County varies by town: Town of Smithtown and Town of Islip typically run 3–5 weeks; Town of Huntington and Town of Babylon can run 4–6 weeks.
